A Guide to the Different Types Of Properties Available at the RY

We have it all! Are you interested in a cabin in the woods for your personal get-away, a vacation rental, a smaller home for your “empty nest”, or in building your dream home?

Our low maintenance townhomes are located in the Eagles Landing  neighborhood of the Running Y.  They are designed in duplex, triplex and fourplex buildings with different floor plans, square footage and home owner budgets.


The Four Plex building features two 2 bedroom units in the middle, flanked by a1400 square foot 3 bedroom townhomes on each end.  These homes are on Falcon Drive and Cormorant Court in Eagles Landing.   The Tri-Plex buildings feature a spacious, two level 4 bedroom townhome in the center with a 3 bedroom, 1558 square foot, townhome on each end.  All of the townhomes have gas fireplaces, high ceilings, great room plan and great views.

The Duplex Town homes have a double garage and over 1900 sq. feet, with a spacious master suite on the main level, great room, powder room, kitchen and informal dining area.  The upstairs boasts a second master with over sized bath and closets plus a third bedroom and private bath.

The HOA fees for each of these properties are different, based on square footage and deck style.  (TREX or wood)
In all cases, the monthly HOA fees cover the exterior painting, staining of the deck (if applicable) replacement of the roof, landscaping, snow removal, membership in the Sports and Fitness Center  and homeowners’ insurance.  Each building is under a master insurance  policy due to the common wall .

Chalets, or “cabins in the woods”, about 1,500 square feet,   are located in the Pelican Springs neighborhood with views of the mountains, lake, ranch  and Payne Canyon . The upstairs master bedroom, plus loft, doubles as an office or cozy relaxing area.  Over the years, the main level plan has evolved into a newer two bedroom plan, which enlarges the downstairs bedroom, adding a laundry room (versus a laundry closet) and a nice size bath.  The plan eliminates the third bedroom completely – it was a developer offered option during construction which gives us both plans in the resale market.
Chalets come with garages and without.  This amenity affects the HOA dues.  In the Pelican Springs budget, insurance is not included because there is no common wall.

The Ranch View neighborhood a the Running Y offers semi-custom homes, designed with low maintenance and your “empty nest” in mind. They range from 1,600 sq. ft to 2,300 sq. ft, with 2 or 3 bedrooms, double garages and a dedicated office. These very livable floor plans are extremely popular – some plans have more features than others but all boast nine foot ceilings and a gas fireplace. Common area run through out the neighborhood, increasing the “feel” of the homesite and the vistas.

Own your dream home – build it our buy it! With a minimal of 1,800 sq. ft., the custom homes at the Running Y are varied in price, style, views and size. Choose your own builder and house plan, or choose an existing  home. There are regulations regarding building – inquire about the CC& R’s and Architectural Design Guidelines.
